The pandemic had a sour and sweet relation with Hyderabad's real estate sector. Although there wasn't a significant dip in the market yet, 2020 was not a good year as well. Unlike many other cities, Hyderabad did fare a bit well for itself in property sales. The credit can be mostly given to the introduction of the new work mode – work from home. Change in the work lifestyle called in for larger space, which is when the potential buyers' thinking process also changed.

On one end, the pandemic paused specific actions or upfront decisions by the buyers because of adhering to the strict norms. The year 2021 started on a great foot, with the news filled with releasing the COVID-19 vaccine in the market. This news has also turned the Hyderabad real estate sector all optimistic. There are many analysis and researchers done by the real estate market gurus, and we have picked one such analyst and refurbish their research.

As per the survey conducted by these property market researchers, an analysis is made over the last six months. A few months back, only 35% of the buyers were inclined toward buying a home, whereas, after the vaccination news, there is a 10% spike in the potential buyers – moving it to 45%. Whereas, last year, Hyderabad's residential real estate market witnessed a serious dip of 47% in the potential buyer's graph. It means, pre-pandemic, there was a sale of 30,682 houses. However, last year, only 16,400 houses were sold too; the areas in high demand were Kondapur, Miyapur, Bachupally, Tellapur, Kompally, Financial District Kokapet. The price range of the properties per sqft was between Rs. 4,400/- - Rs. 7,100/-. While there was a general analysis made on the price range at which the property sales happened, and the property preference, 49% of homes sales were made in Rs' price range. 45 lakhs – Rs. 75 lakhs. With the potential buyers looking for bigger living spaces – 52% of individuals preferred 3bhk and 32% 2bhk.

According to a survey conducted, the following are the percentages given for different parameters of home buying:

• Individuals pushing plans of a home purchase to next year: 78%
• Individuals looking for bigger living space: 47%
• People who are adjusting by renovating the existing property: 53%
• Searching for ready-to-move homes: 67%
• Home plans stalled for a year or two until assured job security: 27%

Last year was all about adapting to the unprepared challenges. Still, with the roll-out of vaccine this year, the individuals and the real estate industry is hopeful of bringing back everything to shipshape.
